FAQ
Questions we hear most
General
What exactly does J & P Hardscapes do?
We're a Design to Build firm for outdoor living. That covers hardscaping (patios, retaining walls, walkways, outdoor kitchens, fire features, driveways) and softscaping (planting design, sod and lawn installation, mulching and beds, trees and shrubs) — designed and installed by the same team.
Are you licensed and insured?
Yes. We're licensed and insured in the Commonwealth of Virginia, and we warranty our workmanship. We're happy to provide documentation before your project starts.
What makes you different from other landscapers?
We came up through structural masonry — 20+ years of foundations, chimneys, and stonework — and we never subcontract out the design or the build. One team is accountable from first sketch to final walkthrough.
Service Area
Do you work outside Richmond?
Yes — statewide. We're based in Richmond, but we travel across Virginia for the right project, from Northern Virginia to Hampton Roads to the Shenandoah Valley.
Is there a travel charge for projects far from Richmond?
Consultations are free anywhere in Virginia. For distant projects, any mobilization costs are stated openly in your itemized proposal — never added later.
Design
Do I get a design before I commit?
Yes. After your on-site consultation we produce a preliminary design — a sketch, scaled site plan, or digital rendering — along with a preliminary scope and budget, and revise it based on your feedback.
Who does the design work?
Our designer, who holds a QC Landscape Design certificate, works alongside the crew that will actually build the project — so what's drawn is buildable.
Pricing
How much does a patio or wall cost?
It depends on size, materials, site access, grading, and drainage needs. We give you a preliminary budget range at the design stage and a final itemized proposal before anything is signed.
Are estimates really free?
Yes — free and no obligation, anywhere in Virginia.
Installation & Timeline
How long does installation take?
Timelines vary with project size, permitting, material lead times, and season. We give you a realistic schedule at proposal and keep you updated as work progresses rather than promising fixed dates.
What happens if it rains?
Weather delays are normal in Virginia, especially for grading and base work. We build buffer into schedules and communicate changes as soon as we know them.
Do you handle permits?
Yes. Permits are common for retaining walls, structures, and larger hardscapes, and requirements differ by locality across Virginia. We manage that as part of scheduling.
Maintenance
How do I care for a new patio or wall?
Hardscapes are low-maintenance: occasional cleaning, joint sand top-ups, and sealing if you chose a sealed finish. We walk you through it at the final walkthrough.
Do you offer ongoing maintenance?
We follow up after installation — especially while plantings establish — and can set up ongoing maintenance to keep your landscape looking the way it was designed.
