Our process
Consultation to installation, step by step
Working with J & P means never wondering what happens next. Here's the entire journey before you commit to anything.
- 1
Initial Contact & Scheduling
Submit the contact form or call. We follow up the same or next business day to schedule your free, no-obligation consultation — and send a short pre-consultation questionnaire so you can share your vision, property details, and budget range ahead of time.
What we need from you: complete the pre-consultation questionnaire before your visit.
- 2
On-Site Consultation & Site Assessment
A J & P designer visits your property — anywhere in Virginia — to walk through your goals, budget, and style using your questionnaire as the starting point. We assess drainage, sun and shade, soil, existing structures, and equipment access, capturing everything on our consultation template.
What we need from you: property access and about an hour of your time on-site.
- 3
Conceptual Design & Proposal
We develop a preliminary design — a sketch, scaled site plan, or digital rendering — with a preliminary scope and budget estimate, then present it for your feedback and revision.
- 4
Design Refinement & Material Selection
Based on your feedback, we finalize everything: exact layout, paver and stone selections, plant palette, lighting, drainage solutions, and structural elements like walls, steps, and kitchens. You receive a final, itemized proposal and contract.
- 5
Contract, Scheduling & Permitting
You sign off and place a deposit. We handle any required permits — common for retaining walls and structures, with requirements that vary by locality across Virginia — and schedule based on crew availability, material lead times, and season.
- 6
Site Preparation & Demolition
Crews remove existing material, grade the site, and prep the base. This foundation work is what makes hardscapes last — especially drainage.
- 7
Hardscape & Structure Installation
Patios, walkways, retaining walls, fire features, outdoor kitchens, and driveways are built to spec: base compaction, edge restraints, jointing, and any electrical, lighting, or plumbing rough-in.
- 8
Softscape & Planting Installation
Once the hardscape is set, softscape follows: sod or seed, planting beds, trees and shrubs, mulch, and irrigation — sequenced so heavy equipment never damages new plantings.
- 9
Finishing Touches
For clients who want the full experience, we help place planters, outdoor furniture, lighting, and decor — the details that turn a built backyard into a lived-in, personal space.
- 10
Final Walkthrough & Cleanup
We walk the property with you, review every detail against the approved design, address any punch-list items, and complete a full cleanup so your space is ready to enjoy.
- 11
Follow-Up & Optional Maintenance
We check in after installation — especially important while plantings establish — and can set up ongoing maintenance to keep everything looking as designed.
Step one is a free, no-obligation consultation.
